Looking for a home in North Idaho with more freedom and fewer restrictions? Homes with no HOA or CC&Rs are especially popular with buyers who want room for an RV, boat, shop, animals, acreage, or simply more control over their property.
Below, explore homes for sale throughout Kootenai County that may offer fewer neighborhood restrictions.
For many people moving to North Idaho, having more control over their property is part of the reason they're moving here in the first place.
Depending on the property and zoning, a no-HOA home may provide more flexibility for:
Important: No HOA doesn't necessarily mean no restrictions. A property can have no HOA but still have recorded CC&Rs, and city or county zoning rules still apply.
Some of the areas I frequently recommend exploring include Coeur d'Alene, Dalton Gardens, Hayden, Hayden Lake, Post Falls, Rathdrum, Athol, Spirit Lake and Hauser.
Dalton Gardens is particularly popular for buyers wanting larger lots and a central location, while Rathdrum, Athol and Spirit Lake can be great places to look for acreage, shops and more rural properties. Post Falls and Hayden also have established neighborhoods where you can find homes without an HOA.
These aren't the same thing.
An HOA is typically an association that collects dues and enforces community rules. CC&Rs are recorded restrictions attached to the property.
So even if a home doesn't have an HOA, we'll still want to verify the title documents, zoning and CC&Rs before assuming you can build a shop, keep animals, park an RV or use the property a certain way.
If you're searching for no HOA + acreage, a shop, RV parking, horses, privacy or a particular price range, I can help narrow down the properties that actually fit what you're trying to do.
