Hello! As a reminder, don’t forget to take advantage of the Homeowner’s Exemption. A homeowners exemption is a program that reduces property taxes for individuals who own and occupy their home as their primary residence. This is done by reducing the net taxable value of the home and up to one acre of land by half (up to a maximum amount of $125,000 taxable value).

How You Qualify:

  • A valid Idaho drivers license
  • Vehicle is licensed in Idaho
  • Registered Idaho voter (if you vote)
  • If you file income tax, at the appropriate time the property owner would file a full year Idaho resident income tax return.
  • You reside in Idaho for a majority of the year
  • If the property is in a trust, bring the entire trust with you for us to review and determine eligibility

 

When to File:

On new homes, owner must apply within 30 days of occupying the home

On existing homes the deadline for applying is April 15th of the year that you occupied the home

We suggest that the property owner file as soon as home is owned and occupied

 

Where to File in Person:

The Homeowners Exemption Applications are available and must be filed in the Assessor’s Office. The Assessor’s Office is located at 451 Government Way in Coeur d’Alene  on the main floor of the Administration building, next to the information desk. Unfortunately we cannot fax/email the homeowner’s applications.

Non Disclosure:

Idaho is a non disclosure state. If the assessor asks how much you paid for the home, it is your right to decline to give that information. 

 Once you qualify for this exemption, you do not have to re-apply unless you move or record a new deed. Even if you only change your name or even the spelling of your name and record a new deed to reflect these changes, you may need to re-apply for a homeowners exemption. This is because the Assessor has no way of knowing that these two different names belong to the same person. Sometimes a new deed is recorded during a refinance and inadvertent changes to your name may happen. Always check on the status of your homeowner's exemption after refinancing.
